Completely renovated and updated. Suited for one or two people. Furnished units available. Utilities include power, water/sewer, sanitation and recycling. Each studio apartment has a small kitchen area, sink, full size refrigerator, two burner electric stove, small bathroom with shower or bathtub, conveniently close to grocery store, convenient stores, bank, restaurants, and interstate I-95.
Background and credit check required. Deposit $150. First month’s rent due on move-in.
Non-refundable $100 pet fee. Cats and Dogs are accepted with 25lb weight limit.
Proof of income and rental references are required!
Alveta Oaks Qualification Guidelines
Please review before completing the application. Alveta Oaks is committed to supporting the Fair Housing Act, prohibiting discrimination based on race, religion, color, sex, national origin, handicap or familiar status. The following qualifications standards will be required from every prospective resident Applications must be complete and all fees paid prior to submission for consideration. All completed applications are processed on a daily basis (Mon-Fri). Please allow up to 72 hours for decision.
A completed application contains:
A completed application for each individual 18 years and older
Copy of valid government issued ID for all adults over 18
Three months verifiable income or three months bank statements
Application fee $50 per adult 18 years and older
Occupancy Standards: Two persons maximum per apartment permitted. Monthly rent is $650-$695 for 1 adult person with utilities included. An additional person is $150 added to the monthly rent.
Income Guidelines: The total monthly household income must be two times the monthly rent. All income must be verifiable (Three months most recent pay stubs, previous year’s tax returns, Social Security or Disability Award Letter). Applicant must be currently employed at least three (3) years or show a history of dependable employment.
Self-Employment: Must provide the previous year’s personal income tax return and the previous six months personal bank statements as evidence of sufficient income. Persons who hold jobs that are commission only, base salary plus commission, tips, or bonus will be considered self-employment.
Rental History: No evictions in the last seven (7) years allowed. Up to ten (10) years of rental history may be reviewed and must exhibit no derogatory references or landlord debts such as evictions, filing of initial evictions, or residential collections and must have given 30-day notice to vacate to previous landlord. Forcible Entry and Detainers (Evictions) due to property damage, unpaid rent, drug use or any criminal activity will not be accepted under any circumstance. In the event that the application is declined due to no rental history or negative history, a lease guarantor and/or a higher risk assessment deposit may be required.
Credit History: Household credit scores under 580 and/or a high level of debt write-off or collections are subject to denial.
Criminal Background Check:
A rental application may be declined if you have been convicted for:
Any violent felony
Any non-violent felony within the preceding 10 years
Active warrants
Sexual offender/predator registry requirement
Management will examine each application in regards to the type of crime, severity of the crime, and remoteness in time of the conviction…should any conviction be found.
Pets/Animals:
All Pets/Animals are subject to Property Management Approval. Pet restrictions apply to breed type and size as well as a non-refundable pet fee (dogs/cats) of $100 for 1 pet. Only 1 pet per apartment. There will be a $15 monthly fee. Please consider the following breeds “Unacceptable”:

Bullmastiff or Mastiff
Chow
Alaskan Malamute
Doberman
German Shepard
Husky
Presa Canario
Siberian Husky
Staffordshire Terrier
Wolf Dog/Wolf Hybrid
Bull Terrier
Pit Bull Terrier
Rottweiler
Any combination of these or any dog that has any of the above breeds linage
Service or companion animals that assist residents with special needs will always be accepted, provided documentation is submitted. A pet deposit will not be charged for service or companion animal.
Fish tanks are limited to 10 gallons, and predator fish, such as piranhas, are restricted. Birds must be caged at all times. No other animals, reptiles, or insects are permitted, including but not limited to, livestock or farm animals, exotic or jungle animals, pigs, skunks, ferrets, monkeys and/or snakes.
* Conditional Approvals:
At the discretion of Management, approval of an application may be conditioned on payment of first month’s rent, deposit, and non-refundable risk management fee. Management may place such conditions on acceptance for the following reasons:
Insufficient housing history
Insufficient or borderline income
Lack of established credit
Less than six (6) months’ employment with the present employer or other reasons to question predictability and certainty of income.
Less than positive landlord references or credit history
Criminal background
